Designing and building your individual house is your chance to create the home you really want, with the right number of rooms, your chosen fixtures and fittings, the swimming pool you have always dreamed of, the kitchen with everything just where you want it, the garden with terraces or courtyards, relaxing balconies and fountains.
You can outline your needs to us and we will first try to find a suitable plot. Perhaps it will be a secluded spot near the beach or high up on the mountainside, where you can take in the views, or somewhere in the countryside.
Once the land-purchase-contract procedure is finished or even during the procedure, we can start discussing the house plans until we adapt them to your satisfaction. At the same time we define the relevant costs concerning the basic building cost, as well as the price for optional extras requested by you (such as fireplace, heating system, solar panel, stone features, etc.) During this procedure we will request from you a pre-plan fee, 50% of which should be paid in advance and the rest upon your signed acceptance of the proposed plans.
After your acceptance of the drawings the responsible architect applies for the building licence at the Urban Planning Office. As soon as the building licence has been issued, the project is handed over to the developer.
SERVICES OFFERED BY THE HOMELAND CONSULTANT TO THE CLIENT
All the communication with the Constructor concerning the house design, building costs, contracts, legal documents required, etc.
 Supply of detailed architectural plans (floor plans, elevations, electrical and plumbing installation, etc).
The preparation of all documents to be signed (Initial Private Agreements, building contracts, various contract amendments etc).
The following up of the issuing of the Building Permits. Updating the clients during the building construction process, with building reports and relevant photos on the following building stages:
o Excavations.
o Concrete frames
o Brick works, commencement of electrical and plumbing installations.
o Plaster works.
o Tilling
o Doors, windows, carpentry woks & painting.
o House completion
Arranging all banking details (Bank authorizations, pink slips, etc) of the Client's fund transfer and the payments to the Constructor (receipts etc).
Help and advice on available materials (tiles, accessories, bathrooms fittings etc). A visit with the Client to the Supplier in Rethymno should take place in due course.
Supervising procedures, and liaising with the Client in relation to all requested procedures, for transferring and connecting the residential electricity, the water and the telephone supplies.
As above, in respect of the procedures for payments to IKA (Greek Social Security), the VAT and the property insurances, during the construction.
Informing the Client about the progress for issuing the EOT permission. (Greek Tourist Board registration for letting properties)
Supervising the accountant and reporting to the Client of all requested tax procedures (Tax declaration etc) during the house construction.
In general, to advise and report to the Client about the full respect and application of all agreements between the Client and the Constructor.
